Landlord Certificates in Billingshurst | Electrical Work in Surrey and West Sussex

If you are a landlord with a property to rent, Bay Electrical can undertake an Electrical Installation Condition Report (EICR) to protect your interests and the welfare of your tenants. The inspection checks the condition of electrical installations. Landlord certificates confirm that these installations, or any alterations or additions made to them, are safe to be in service at the time of the inspection.

We can perform EICRs in all Surrey and West Sussex areas including Horsham. Bay Electrical works out of Billingshurst. The certificate issued can vary based on the electrical installation type and the test the electrician performs.

Landlords can have certificates issued for the following:

  • EICR for studios and one-bedroomed properties

  • EICR and PAT for studios and one-bedroomed properties

  • EICR for two and three-bedroomed properties

  • EICR and PAT for two and three-bedroomed properties

What is the EICR?

The EICR is a scheduled inspection which not only checks that the system is safe to use, but it also detects faults which could cause injury to tenants. The EICR also protects against fire risks arising from defective points, the overloading of additions or alterations to the system, and signs of flooding or water damage which could pose an electrical safety risk.

Upon the successful completion of EICRs, we issue landlord certificates which confirm the property is safe for tenants.

If you plan to let a property in Billingshurst, Horsham or the surrounding areas, you should only use an accredited NICEIC electrician (or a tradesperson affiliated to an equivalent trade organisation). Your electrician should inspect to standards outlined in the IET Wiring Regulations (BS 7671).

Landlord Certificates and Validation

To earn landlord certificates, owners who let their properties to tenants should have the system inspected at least every 5 years or whenever a current tenancy comes to an end. It is advisable to check previous reports carefully in case an electrician has recommended tests at more frequent intervals. It is an obligation for landlords to keep installations and equipment safe, and to have the EICR in place.

Always keep hold of landlord certificates. In the event of future testing, the certificate could save time and money on any further explorative work. In the event of a fire or an injury caused by an electric shock, the certificate shows that the installation has met the required safety standards.

Property owners in Billingshurst, Horsham, Surrey and West Sussex should also keep copies of their landlord certificates to show tenants, or to their local authority, on request.

Failure to comply with EICR criteria could:

  • See landlords prosecuted if installations are unsafe

  • See fines incurred of up to £30,000 for breaches

  • See your property insurance invalidated

  • See criminal charges brought and possible imprisonment

Protect your investment and the welfare of those renting your property by booking in for your next EICR with the qualified NICEIC electricians here at Bay Electrical.
